The Inspect Real Estate Data Import migrates your existing Inspect Real Estate data into your Grow CRM portfolio. Inspect Real Estate has since been rebranded to Reapit Lettings so when setting up a new import in Grow CRM, this data source is listed as Reapit Lettings. The import uses data exported from Reapit Lettings (CSV format) to create the corresponding record within your Grow CRM Portfolio.
This article provides an overview of the Inspect Real Estate (Reapit Lettings) Data Import.

Data That Is Imported
Three file types are recognised: Contacts, Referrers, and Properties. Grow CRM detects the file type automatically from its column headers, but you can override the detected type (or exclude a file) during the Review step.
| Category | Field | Notes |
| Contacts | First name | |
| Last name | ||
| Email address | If multiple addresses are supplied, only validated addresses are imported. | |
| Mobile phone | ||
| Mailing address | Falls back to the residential address if no postal address is supplied. | |
| Email, SMS and letter marketing subscription status | ||
| Last contacted date | ||
|
Referrers Only rows marked Contact = Yes and Active = Yes in the export are imported. All other rows are skipped. |
First name | |
| Last name | ||
| Email address | ||
| Mobile phone | ||
| Company name | ||
| Contact source | Mapped from the file's Source column. | |
| Assigned BDM | Matched to a Grow CRM user. | |
|
Properties And Appraisals Each property row creates a Property and a linked Appraisal listing. | ||
| Property | Full address | Parsed from the single address field supplied by Reapit Lettings, including suburb and postcode. |
| Bedrooms, bathrooms, garages and carports | Parsed from the free-text Property Details field. | |
| Property type | ||
| Assigned BDM | Matched to a Grow CRM user. | |
| Owners | Parsed from the Contacts column (name, email and mobile listed against each owner). | |
| Custom fields | For any data that doesn't have a direct match in Grow CRM, if configured in the mapping. | |
|
Appraisal *Every appraisal imported from Reapit Lettings is created as a lease (property management) appraisal. Reapit Lettings does not export sales appraisals. |
Interest level
|
From the Rating field. |
| Description | ||
| Key dates | Enquiry/appraisal date, date available, vacant date, tenanted date (imported as the leased date), and settlement date (imported as the sold date). | |
| Vendor/owner contacts | Linked from the property's owners. | |
| Listing agent | Defaults to the property's assigned BDM. | |
| Appraisal status | Derived from the Lead Status field — "Appraisal - Lost" and "Prospect - Dead Lead" import as Lost, "Appraisal & Fees - Tenanted" imports as Won, and all other values import as Active. | |
Data That Is Not Imported
| Category | Notes |
| Tenancies and leases | Signed tenancy agreements, lease terms, and rent details are not imported (only prospective appraisals). |
| Trust ledger entries | No trust accounting or rent ledger data is included in a Reapit Lettings export. |
| Sale listings | Only lease (property management) appraisals are imported. |
| Notes and activity history | Call notes, emails and enquiry history are not imported. |
| Tasks | |
| Documents and attachments | Files attached to contacts or properties. |
| Inspections and compliance records |
Duplicate Handling Process
If an import is re-run or a file is re-uploaded, the importer avoids creating duplicates. The behaviour when a matching record is found depends on the record type:
| Category | Notes |
| Contacts | Matched by email address, then by mobile phone if no email is present, then by full name if neither is present. |
| Referrers | Matched by a combination of name, email and mobile phone from the file. |
| Properties and appraisals |
Matched by the Lead ID column from the Reapit Lettings export, not by address.
|
In all cases, fields that are blank or empty in the import file will not overwrite existing data in Grow CRM. Only fields with a value in the CSV will be written to the existing record.
Before Running The Import
Before data is processed, an operator must configure field mappings. Field mappings map Reapit Lettings' option values to the corresponding Grow CRM values. For example:
- Reapit Lettings property types are mapped to Grow CRM property types
- Reapit Lettings appraisal interest ratings are mapped to Grow CRM values
- Reapit Lettings BDMs/users are matched to Grow CRM users
- Referrer sources are mapped to Grow CRM contact sources
Some fields can also be configured as custom field mappings, allowing Reapit Lettings data that doesn't have a direct equivalent in Grow CRM to be stored against a custom field.
- Export Contacts, Referrers and Properties as separate CSV files from Reapit Lettings, and upload them together. Grow CRM processes them in that order (Contacts, then Referrers, then Properties) so that contacts already exist when they're linked as property owners.
- Each file must be a CSV (or a ZIP containing CSVs), up to 200MB.
- A file's type is only auto-detected if its column headers match a supported file exactly. If Grow CRM can't identify a file, it's flagged as "Do Not Import" and you'll need to select the correct type manually on the Review step before continuing.
